Mobile homes stem from the early years of cars and highway travel. This form of housing was derived from the travel trailer, a small unit with permanent set of wheels, often used for extended travel and camping. These days mobile homes are considered as trailer homes in that they have no wheels and are more home-like. Manufactured and mobile homes come in two major sizes, single-wide and double-wide, and today nearly 8% of the U.S. population lives in manufactured home.

The mobile home inspection process has some similarities as a regular home inspection, but should not be altogether be considered “the same thing”. One of the most important aspects of a mobile or manufactured home inspection is the structures foundation and anchoring. This is of utmost importance, especially in areas prone to high winds, storms, tornadoes and earthquakes. Making sure that the structure’s foundation is fulfilling its purpose is key to ensuring security and peace of mind.

Manufactured homes are built as dwelling units of different sizes with a permanent chassis to assure the initial and any future transportation ability of the home. All transportable sections of manufactured homes built in the U.S. after June 1976 must contain a rea label on the home. The label is the manufacturer’s certification stating that the home section is build in accordance with HUD’s construction and safety standards.

Because of the importance in the construction of mobile and manufactured homes, clients should not take the recommendation of an inspection of the property lightly simply because it “just a mobile home”. Usually plumbing, electrical and heating and cooling deficiencies and cost for repairs are the same as they would be in regards to a regular home structure.
