Commercial Property Inspection

WE'VE GOT YOUR AREA COVERED

Are you interested in buying a business? Do you want to buy up the old retail store and turn it into a supermall? Want to buy the coffee shop that’s been abandoned for years and transform it into an art studio? If so, you need a good commercial property inspection to make sure you’re buying a building—not a hut for termites and other “creepy crawlers.”

A commercial property inspection is an examination of a piece of commercial property by a certified inspector. Commercial property consists of many different types of buildings: malls, coffee shops, hospitals, retail stores, warehouses, and so on. The old bar in the middle of the city that shut down six months ago qualifies as commercial property. When buildings lie vacant for a few months (minimum) to several years, they are in serious need of property inspection.

There are some benefits that come with a property inspection. One benefit of a commercial property inspection is that you will not lose money in the long run. Can you imagine what would happen if your new customers found out you had an ant or spider problem on “Grand Opening” night? You might lose the customers you have, and many more may refuse to come to your business. You do not want customers to leave your business and take their money with them because you fail to get your building inspected properly.

Another benefit of a commercial property inspection is that you save lives. If you intend to own a business and fail to get your property inspected, you could have a health risk present in your company building. A ramp that is not properly inspected could cause someone to trip up and fall, breaking his or her leg and putting him or her on disability and unemployment. A leaking roof could give someone pneumonia in the wintertime and they could sue for pain and suffering. What will you do if your foo is cooked improperly because of a bad oven (you forgot to inspect the building) that has been in the building since the building opened 20 years ago? There are a number of things that could happen if you do just trust that there is nothing wrong with the building. You do not want your optimism to get in the way of ensuring the continuity of your business and protecting your financial investment from disaster.
