FHA Home Inspection

WE'VE GOT YOUR AREA COVERED

FHA stands for “Federal Housing Administration.” The FHA demands that its home loans be granted to potential buyers who pay for home inspections. The FHA will not approve a home loan for a buyer until his or her home is inspected and a detailed report is provided to the FHA. An FHA home inspection allows the Federal Housing Administration to know the condition of a home before the loan is given, helping the administration to make a decision about whether or not to give it. The following factors can help you learn what criteria the FHA measures in a home to decide whether or not to grant a loan.

One factor of an FHA home inspection is hazards and nuisances. A home hazard consists of too much noise around a home from congested traffic, oil or gas wells near the home, sinkholes, and the proximity to gas and fuel lines are considered to be excellent reasons as to why some homes are denied home loans.

Another factor of an FHA home inspection is soil contamination. If the home is located near a waste area, landfill, or a dump location, the FHA will not approve the loan. Underground pools, storage tanks, ponds, lagoons, and so on are other reasons the FHA will deny a home loan. If gases, toxins, and other poisonous liquids are too close to the soil, they will contaminate the soil. Contaminated soil affects your drinking water supply and could kill you and your family. Toxic fumes and gases could easily lead to a fire explosion that could destroy your home and kill you and other relatives and friends inside. To protect the home loan, the FHA must know that you are doing every thing you can to prevent your own financial ruin.

There are many other factors included in an FHA home inspection. One factor concerns examining the wells and septic tanks to make sure they are working and in proper order. Another concerns the inspection of your attic to make sure there is no water damage or rodent infestations (rats, mice, etc.). Your electric systems must be in proper working order so as to prevent an explosion or accidental death in order to receive the FHA home loan. The home basement and foundation must also be in excellent condition. The basement cannot have water damage, holes, and flooding. Too much water in the same place with electrical wiring around can quickly lead to fatal injury. If the foundation contains holes and water damage, the home could quickly be destroyed. The floor must not have holes, cracks, or water damage and must operate properly.
