A licensed home inspector is one who has received some form of paperwork that qualifies him or her to perform house inspections. Licensure requirements often differ by state, so some licensed inspectors will have more education and training than others. Other factors (financial chief among them) will affect this as well.
A licensed home inspector will have either some college background or merely a high school diploma, all depending on the state in which they abide. For those who want to get some education but not a 4-year degree, there are community colleges that offer degrees in building inspection technology, architecture, or engineering. Those who want an advantage in the job market usually pursue four-year degrees in architecture, engineering, and electrical degrees in order to prepare themselves for what they will face as a home inspector. Some may even go on to pursue degrees in biology, physics, and entomology (study of ants). Geometry is usually a good degree to pursue, since geometry helps one learn how to set angles on building materials and create buildings, how to pull something apart when it needs to be remodeled, and so on. The more education a licensed inspector receives, the better the job he or she will do for you.
A licensed home inspector is like a nurse: he or she must keep up with the current changes in the market every few years. As a result, the licensed inspector must continue to take classes every so often to stay up-to-date with building codes and inspector expectations. This means that a licensed inspector cannot pass initial tests, get licensure, and then turn around and never study home inspection again. Instead, the licensure says that the individual is qualified to perform house inspections. To maintain proper knowledge and know-how, the inspector must continue to study homes and their problems. If you are willing to go through the headache, you will be a great inspector for your customers.
A licensed home inspector can also pursue a degree in home inspection online. The Internet has opened many doors in education, doors that allow working adults to continue to pursue the degrees they love while working and managing family, work, and life.
