New House Inspection

WE'VE GOT YOUR AREA COVERED

You tour a house that has great living space, a gorgeous inside, and a lovely outside appearance. The home is on a home business lot, just built and ready for someone to make it his or her own. You would like to be that person, but your inner instinct tells you, “I need to get this inspected first.” That would be a wise decision to make. Before you shake hands and sign papers, you need a new house inspection.

A new house inspection is the examination of a home that is newly built. One benefit of new house exams is that you get to see what the house looks like without worrying about too many problems such as mold, water damage, flooding basement, and so on. Since the house has never been inhabited, you will not face the problems most homeowners face when moving into a home where they are not the first to own.

Another benefit of a new house inspection is that the clean nature of the home allows you to see imperfections far more clearly than in a used home. For example, if the home tile color is white, you can see cracks in walls. If the carpet flooring is beige or some light color, you can see whether the carpet is ripped up from the floor or not properly installed. If you plan to own a doublewide trailer, you can notice if wall siding has fallen off the walls or if there are small holes in the walls. You can see if there are any electrical hazards (such as water pileup in the bathroom area near the electrical outlets and so on. Problems are more noticeable in a newly-built home than an older model.

Lastly, a new house inspection allows you to be proactive in fixing the problems with the home before you buy it and things start to “fall apart”—literally. It is a headache to get a new home and, six months in, have to start paying on repairs. It is far more rewarding to fix the problems before the move-in than after. Once you take care of all the home problems, moving in will be the greatest time of your life. Watching UCLA basketball games and Monday night football games will be all the more rewarding when you have so few things outside of them to worry about.
